What we don't do

Anything in the water. Docks, seawalls, and shoreline structures require GRDA permitting and belong to the dock builders who specialize in it. We'll point you to one rather than take work outside our expertise. We handle everything above the waterline — walkways, boathouse framing and finish, lakeside decks and porches, and the house itself.

Why lake properties wear differently

Sun and water on decks. A deck facing open water gets full sun, wind-driven rain, and constant traffic from wet feet. Boards cup and check years earlier than the same lumber would inland, fasteners back out, and rail systems loosen at the posts. Where the substructure is sound we resurface rather than replace, correct footings that have moved, and spec materials for the exposure. On a lake deck the cheapest board is the most expensive decision.

Seasonal cycling inside. A house that sits closed for weeks, then gets opened, cooled, and filled with people, goes through humidity swings that inland homes don't. That shows up as flooring movement, trim separating at joints, drywall cracks that keep returning at the same corners, and musty lower levels. Fixing the symptom without addressing the cycling means doing it again.

Roof tie-ins on porches. Screened porches and three-season rooms are the highest-value addition at the lake because they extend the part of the house people actually use. They leak where the new roof meets the old, which is exactly where a fast build cuts corners. We flash that connection properly, and we'd rather tell you the porch costs more than you hoped than build one that stains your ceiling in two years.

Seasonal property preparation

Repair lists accumulate over a season — deck boards, a soft spot in the bath floor, trim that pulled away, paint, a fixture that quit. Most owners end up making five calls to five trades and chasing all of them.
