Miami homeowner planning tool
Miami bathroom remodel checklist before you ask for a number
Miami has older in-town houses, mid-century ranch homes, rental properties, and edge-of-town homes that have been repaired in layers. A bathroom estimate gets stronger when the first conversation starts with the real room: soft floors, ventilation, plumbing access, daily-use needs, and timing.
Checklist sections
1. Existing condition photos
Shoot the tub or shower, toilet base, vanity, fan, floor edges, ceiling below if there is one, doorway, window, and the route workers would use from outside to the room.
2. Moisture and floor warning signs
Mark soft spots, musty smell, stains, loose toilet, peeling paint, swollen trim, slow drying, cracked grout, or flooring that flexes near wet areas.
3. Daily-use needs
Who uses the room, whether a lower-threshold shower matters, how much storage is missing, what lighting fails, and whether the bathroom must stay usable during part of the work.
4. Walk-in shower decisions
Drain location, shower size, wall system or tile, glass, niche, bench, handheld fixture, fan performance, and flooring transition belong in one plan.
5. Selection timing
Vanity, top, faucet, toilet, lighting, mirror, flooring, wall finish, paint, hardware, shower fixtures, and glass should be decided before late choices stall the job.
6. Written-plan questions
Ask what is included, what is excluded, what is unknown until opening, how hidden damage is handled, how changes are approved, and what has to happen before the room is usable again.
Miami-specific reminders
Older-home details can decide the real number
Miami’s Route 66 and established neighborhoods include homes that may have old plumbing changes, patched floors, layered finishes, and out-of-square openings. A clean written price has to account for what can be seen now and what cannot be confirmed until opening.
TrueBuilt does not claim a fake Miami office. It serves Miami as a real northeast Oklahoma service area and uses the walkthrough to decide if the project, timing, and travel fit make sense.
Miami bathroom planning questions
Is this checklist only for Miami, OK?
It is written for Miami and nearby Ottawa County homes, but the same planning questions can help homeowners across northeast Oklahoma and southeast Kansas.
Does the checklist replace a walkthrough?
No. It helps organize photos, problems, timing, and selections before the walkthrough. The actual house still controls the final written plan.
Why does the checklist ask about soft flooring and ventilation?
Bathrooms fail behind the finish first. Soft subfloor, weak fan performance, old plumbing, and poor drying conditions can change both the project order and the final price.
How do I use this with TrueBuilt?
Walk the room, mark the items that apply, take photos, then send the property area, timing, and the top problems you want solved.
Ready to send the room?
Send the Miami property area, photos, the top problem, and timing. (918) 238-9816.
